What are the worst apartments to live in in northern Nevada?

A recent thread on the Reno Reddit asked what apartment complexes should be avoided, to which dispiritingly locals were all too eager to contribute to.
From overpriced bland tacky so-called luxury apartments with two cardio machines in the gym to bug ridden cheaper locations, good apartments for decent value are hard to come by in the Biggest Little City and its surrounding areas.
At the top of the arrows up department was a comment to avoid like the plague the Element Apartments run by FPI Management, which also got negative reviews for other apartments it manages such as The Retreat on Solitude Trail, The Verge Apartments on Offenhauser Dr., The Vida Luxury Living Apartments on Sharlands, The Bridges and Atrium in Sparks, Vista Ridge on Sky Mountain Drive, the Bungalows at Sky Vista or The Apex at Sky Valley.
Lakeridge Living on Plumas Street in particular got written up for an alleged rodent infestation and a leaky tub ignored for months, nonexistent landscaping, unanswered work orders, a permanently locked leasing office, and an endlessly closed pool.
The Folsom, California, based property management company has gotten low local reviews for years, especially for their lack of communication when any situation goes sour, from not returning security deposits, to sudden rent and utility hikes, evolving payment systems, forcing unwanted and poorly performing “valet” trash service or repeated unannounced, unexplained maintenance visits.
Other local property management companies getting bad reviews on the Reddit thread included the Kroger Investments teams, Nevada’s Best, Buff Management Properties and Realty Boulevard.
Several other locations got detailed takedowns such as the Buff Management run Rosewood Park Apartments on Mira Loma for alleged bed bugs, weird smells and interiors falling apart. The Bridges at Victorian Square got written up for its extra thin walls, Park Vista in Sparks for its alleged cockroaches and the FPI run Azure Apartments in Sparks for alleged black mold and a broken entry gate.
More than one commenter complained of apartments using the company Conservice for utilities. The thread just goes on and on and on with more and more examples of bad experiences in local apartments.
Sadly one of the commenters wrote: “It'd be a LOT simpler, smaller, and more efficient list to go with which ones were GOOD.”
